ASK HAMISH A QUESTIONAn online estimate works from averages: the lot, the floor area, the age, the assessment and the sales nearby. On an ordinary house on an ordinary street it can land close. It misses most on a view, where the amount of water, the rooms it is seen from and what could be built below can move the price by hundreds of thousands; on large and unusual lots and acreage; and on luxury homes, where there are few true comparables.
A considered valuation starts with the recent sales that compare, then the homes it will compete with now, then the home itself: what it shows, what it needs, and the two or three things that move the number.
